Buying a house on the most expensive street in Portugal costs, in median terms, €4.35 million.

Rua das Faias in Cascais tops the ranking of the country's most exclusive addresses, according to an analysis by property portal Idealista released this week.

The luxury property market is concentrated mainly along the Cascais-Estoril axis. Three of the five most expensive streets in Portugal are in this area, which dominates the top of the table.

Rua das Faias is closely followed by Rua das Violetas, also in Cascais, where the median asking price from owners reaches €4.3 million. Third place goes to Urbanização Vale do Lobo, in Almancil, with a median price of €4.25 million.

Cascais appears again in fourth position, with Rua das Papoilas, where buying a house costs, in median terms, €4 million. Next is Urbanização Fonte Algarve, in Almancil, at €3.995 million.

Sintra also features among the country's most exclusive areas. On Rua Soto Maior, the median price of homes is around €3.9 million, securing sixth place in the ranking.

Porto enters the list in seventh place, with Rua do Ouro, where the median price reaches €3.69 million. In Lagos, Urbanização Quinta do Monte posts values in the region of €3.25 million.

The list is completed by Rua do Pinheiro Manso, in Quinta do Conde, in the Setúbal district, at €2.75 million, and Avenida Sabóia, in Estoril, with a median price of €2.4 million.

Idealista's analysis also identified the most expensive street in each district and island for which there was sufficient data to carry out the study.

In Madeira, Rua João Paulo II, in São Martinho, has the highest median value, at €1.5 million. In Leiria, the lead belongs to Rua dos Mártires, on €842,500, while in Viana do Castelo Rua Doutor Adriano Magalhães reaches €670,000.

In Aveiro, the most expensive street is Rua António da Rocha Madail, with a median price of €493,500. Coimbra features with Rua Princesa Cindazunda, at €435,000, and Braga with Rua Bernardino da Silva, at €374,400.

In Santarém, Rua 1.º de Dezembro has a median price of €330,000. In the Viseu district, Rua Miguel Bombarda closes the analysis at €300,000.

The gap between the two ends of the market is striking: buying a home on Rua das Faias, in Cascais, costs around 14 times more than on Rua Miguel Bombarda, in Viseu, based on the median prices reported by Idealista.

The property portal stresses that these figures reflect the asking prices set by owners and not necessarily the final prices at which homes are actually sold.

Lisbon's absence from the top 10 does not mean the capital has no luxury housing. According to Idealista, the main reason lies in the higher proportional concentration of this type of property in neighbouring municipalities such as Cascais and Sintra, and in areas like Estoril, as well as in the Algarve, where top-end homes are often concentrated in "alto standing" developments.

The study's own methodology also shapes the results, as only streets with a minimum of 10 listings are taken into account.

In the luxury segment, both demand and sales also take place via online platforms, although this market moves at a more personalised pace and is frequently brokered by real-estate professionals, Idealista told Euronews.

Portugal's luxury housing market goes far beyond the streets that top the ranking. On 1 August, more than 19,000 homes priced above €1 million were listed on Idealista.

Almost all mainland districts and islands had at least one property in this segment, although supply is far from evenly distributed across the country.

Lisbon, Faro and Porto account for around 80% of the national supply of homes above €1 million. Lisbon is by far in the lead, with 40.6% of all luxury properties advertised. Faro follows with 26.5%, and Porto with 12.9%. Setúbal represents 7.5% and Madeira 5.8%.

Leiria and Braga come next, with 1.5% of national supply each. Below 1% are Aveiro (0.9%), Santarém (0.6%), Viana do Castelo (0.5%), São Miguel (0.4%), Coimbra (0.3%), Évora and Beja (0.2% each), and Viseu, Vila Real, Castelo Branco and Portalegre (0.1% each).

At the other end of the scale are Bragança and Guarda, with just three and five homes respectively advertised at more than €1 million at the time of the analysis. The very small number of properties means their weight in the national market is almost negligible.

When the price rises to more than €3 million, supply becomes even more exclusive and geographically concentrated.

At the start of August, more than 3,200 properties above this threshold were advertised on Idealista.

Lisbon concentrated almost half of this supply, with 1,538 listings, equivalent to 47.1% of the total. Faro was in second place, with 1,095 properties (33.6%), while Setúbal had 309 properties (9.5%).

Porto, with 149 listings, accounted for 4.6% of the market, and Madeira had 90 properties, corresponding to 2.8%.

This distribution highlights an important difference between the luxury market and the ultra-luxury segment.

Although Lisbon has no street in the top 10 most expensive in the country, the district is, by some distance, the one with the highest number of homes advertised at more than €3 million.

In this segment, however, supply disappears altogether in several regions. On 1 August, there were no homes advertised for more than €3 million on Idealista in Vila Real, Castelo Branco or Bragança, nor on several of the Portuguese islands.
